Victorville Equals Opportunity
The City of Victorville is an emerging commercial hub that
benefits from its business-friendly environment and central
location to the Southern California economy. In August
2008, the city was named the second fastest growing city in the
nation with a 9.5% increase in population between July 2006 and
July 2007 (U.S. Census Bureau report on top 25 fastest growing
cities). This population explosion has spurred retail and industrial development throughout the city. Opportunities for growth
continue, assisted by the city’s strategic location along Interstate
15 with international connection via Southern California Logistics
Airport (SCLA).
INDUSTRIAL GROWTH BREEDS NEW OPPORTUNITIES
SCLA has continued development over the last year with an additional two million square feet of industrial space added since
September 2007. The latest project is the City’s announcement
with Dr Pepper Snapple to build a manufacturing and distribution
facility at SCLA. The facility will be on 57 acres and encompass approximately 850,000 square feet of distribution and manufacturing
space. Dr Pepper Snapple produces over 50 brands of beverages including Dr. Pepper, Snapple, A&W Root Beer, Yoo-hoo, Schweppes,
Squirt, RC Cola, Mott’s juices, 7UP and Hawaiian Punch. The $120
million operation in Victorville will bring approximately 200 jobs.
With the Dr Pepper Snapple group’s requirement for wastewater capacity, the City of Victorville’s Council also approved $31 million to build a wastewater treatment facility. The treatment plant
will be located on the north side of SCLA. Dr Pepper Snapple will
use about one-third of the capacity for the plant which will be used
by future tenants of SCLA as well. The Dr Pepper Snapple facility
is set to open in early 2010 with the ability to produce up to forty
million cases of product.
SCLA offers businesses a LAMBRA Enterprise Zone, Foreign
Trade Zone, U.S. Customs and a separate air quality district, the
Mojave Desert Air Quality Management District.
OPPORTUNITIES ABOUND FOR RETAIL DEVELOPMENT
Along with the industrial growth, retail development continues
throughout Victorville. Desert Sky Plaza is currently undergoing
expansion in the Civic Center area of Victorville. Desert Sky Plaza is
located on the southwest corner of Civic and Roy Rogers drive right
off the I- 15 freeway. The current development is anchored by Home
Depot with several retail and restaurant establishments flanking Roy
Rogers Drive. Directly to the north, WinCo Foods is completing construction on a 90,000 square foot grocery store that is expected to
open by the end of the year. An additional 130,000 square feet of
retail space is also under development next to WinCo foods.
Desert Sky Plaza has also announced plans for a third phase of
development at the southeast corner of Civic and Roy Rogers Drive.
The third phase will include approximately 380,000 square feet of
retail and restaurant space. Tenants that have been announced include Panda Express and In-N-Out Burger.
